    When they purchased the house, these new home owners in Marblehead, MA knew that the boiler was old and would need to be replaced soon. After going through one heating season with outrageous heating bills, they contacted us to see if we could do something to reduce their heating bill. We found that over the years many contractors had worked on this system and made changes for the worse. The first and most significant problem was that the boiler was way oversized- one of the most oversized steam boilers we have seen. They were using a pump to return the condensate to the boiler which was completely unnecessary for this system and not working properly, and the boiler piping was incorrectly routed. The system had one small radiator vent being used to vent the whole system which was incorrectly located. This was a vapor system which doesn’t require radiator vents or main vents, instead releasing through vents installed at the end of the returns. We removed the old boiler and pump, installed a Burnham Independence PIN6 steam boiler and corrected all of the piping. The homeowner noticed a significant savings on fuel costs immediately, a much more comfortable evenly heated home, and they are now operating on ounces of pressure as the original system was designed to do.

    This homeowner called us to look at the possibility of converting an old oil-fired steam boiler to gas. It was located in a small apartment building that already had gas in the building. The old boiler heated the building's one pipe steam system as well as a tankless coil to make hot water for the entire building which was then stored in an 80 gallon storage tank. This system was particularly inefficient as it required running the very large boiler year round, even throughout summer to maintain a water temperature inside the boiler that is sufficient to heat the tankless coil. After analyzing the entire heat and hot water system and measuring all the radiators in the building, we decided that a dedicated system for domestic hot water production would be the most efficient approach. After inspection, we found the existing 80 gallon stainless steel storage tank was in good shape so we were able to reuse it. The most challenging aspect of this job would be to maintain hot water for the residents while we were working on the upgrade. To mitigate any issues for the tenants, we chose to install everything before we removed any of the old equipment. We installed a wall hung high efficiency condensing Lochinvar Armor 200,000 btu water heater with a pump that circulates water from the tank through the water heater, ran all of the water piping, flue pipe and intake to the outside, coordinated with the gas company to install the new meter, and ran the new gas line from the meter to the new water heater. Hot water service was interrupted for less than a day and we scheduled it so that most of the residents were at work during this time. The next step was to replace the heating boiler, upgrading to a Burnham independence KIN11 steam boiler which was sized based upon our calculations for heating needs for the entire building.     ThisMedford, MA project included challenging considerations such as owner occupation during construction in winter. The old system consisted of an inefficient oil-fired steam boiler supplying steam radiators in every room of the first and second floor of the house from low pipes spread throughout the basement. Because the owners needed to stay in the house during upgrade, it required that we not only work clean, but that we install the new system in parallel with the old system until the project was completed and could be transitioned over and old system removed. One of the first steps was to temporarily move old radiators to make room for installation of new panel radiators. The new system consists of a Burnham Alpine condensing gas boiler (95% AFUE), Buderus panel radiators with thermostatic valves to allow for room-specific temperature control, a towel warmer in a bathroom that not only gets post-bathing towels toasty, but also heats the room, and an HTP Superstore 45-gallon indirect-fired water heater. As part of the project, we ran flexible pex heating lines to each room for the new radiators, built a wall for installation of the new wall-hung boiler, ran a new gas line from the meter, installed the electrical wiring for all required components, and managed inspections by the city inspector. Once the new system was operating, we removed all of the old radiators, piping, boiler, water heater, and the oil tank, freeing up considerable space in the basement while giving the homeowner a significant savings on their fuel bills.

    This projectIin Medford, MA features replacement of an old, inefficient boiler and water. To heat the home, the homeowner opted for a high efficiency Triangle Tube Prestige Solo boiler which is 96% efficient, and for domestic hot water, we installed a 45 gallon Superstore indirect-fired water heater which was a major improvement over the old atmospheric vented 80% water heater, both qualifying for significant rebates from the gas company for energy efficient upgrades. Working in a tight space, we installed the boiler, water heater, and all of the piping for three zones of heat, adding an extra zone for future heating, into a small corner, leaving plenty of clearance for service access. To avoid venting onto the client’s pool deck, we used an old chimney that was no longer needed as a chase for the vent and air intake.

    This renovation included installation of a new master bath and walk-in closet where a bedroom had previously been in a nearly 100 year old home in Arlington, MA. There were a number of challenges with this project including atypically sized external wall framing which made running vent piping more complicated, working around floor joists to minimize cutting them in order to install toilet and bath drains, as well as running entirely new hot and cold water supply, waste pipe and hot water pipe for heat from the basement, two floors away. Working from the planning stage with the homeowner we were able to ensure that the new piping maintained a tight profile over which faux beam soffits were built on the two floors below the bathroom to hide the piping. The client opted to reuse an existing radiator, which we cut supply to and tied off during construction in order for it to be relocated on the other side of the room. We ran all piping, and only shut off heat and hot water once all components were in and ready to connect. Project also included all rough-in plumbing work, all final installation of fixtures for an overhead rain shower, bathtub, sink, toilet and hot water radiator, as well as all follow-up to ensure all facilities were running smoothly.
